Why do I offer such a generous commission refund? You’re helping to locate your home so you should receive an equal share of the commission. A 50/50 split is fair!

I will rebate 50% of the total sales commission to you upon a successful closing. Your rebate will be credited at closing and paid by the title company. You’ll receive a full accounting of the commission amount and it will show on the settlement statement. You can use the commission rebate for closing costs (lender and title company fees), new furniture, or anything you choose.
If you are financing your purchase, it’s important you notify your lender up front about the rebate - they may have guidelines on how to utilize the rebate. Most lenders cooperate with the process.
New Homes – New Home Builders
Almost all home builders offer a 3% commission to buyer-brokers, sometimes more. The commission is built into the home’s price and builders don’t give discounts if buyers deal direct. So if you want the commission rebate, I must accompany you to the builder’s model home center on your first visit – no exceptions!
Existing Homes (Resales)
You can locate homes for sale via the search link at the bottom of this page. Or I can set you up with a customized search specific to your needs and you can manage the inventory through your own private portal. When new listings come to the market you’ll be notified via email.
Once you find a home of interest, please drive by it to approve of the exterior and neighborhood before you contact me to view the interior. If you’re still interested, we’ll schedule an appointment to get inside the home for a complete viewing.
When you decide to purchase, I’ll prepare the contract for your signatures. We’ll negotiate the offer to your best advantage utilizing my decades of experience in the residential real estate market. Once the seller accepts your offer, I’ll guide the transaction through the escrow process including supervision of the financing and home inspection phases.
Before we view any resale homes, a Pre-Qualification Form must be completed by your lender stating preapproval for financing. If the home purchase will be all “cash,” proof of funds is required.
If you’ve viewed a resale home with another real estate agent, that home is excluded from this rebate offer. If you visited an “open house,” I may be able to help you purchase that home. Contact me for details.
